Lovely Holiday House in Kliening with Terrace and Barbecue

This detached holiday house is at the heart of a remarkable landscape, at an altitude of 1310 metres, on a little holiday complex three kilometres from the Klippitz ski resort and nine kilometres from the centre of Bad St. Leonhard. As the house with its 7500m² plot of land is at the edge of a forest, it offers its guests a peaceful and relaxing environment. This sunny location is much appreciated by guests.

The house with its two apartments on two floors – the Jagdstub’n for 8 people and the Zirbenstüberl for 11 people – provides a total living space of 145m² and can accommodate a total of 19 people. It is ideal for acquainted families who would like to spend their holiday together, whilst still appreciating privacy.



The Jagdstub’n measuring 65m² is on the ground floor and is for 8 people. It has three bedrooms and two bathrooms. The first bedroom provides a double bed (140cm wide), a sofa, a wardrobe, a TV and a terrace. The second bedroom for four people has two double beds (140cm wide), a sofa, a wardrobe, a tiled fireplace stove, a TV and a terrace. The third bedroom has a double bed (200cm wide) and a wardrobe. The two bathrooms have a shower bath. There is also a WC. There is a room with a washing machine, iron and ironing board. The living and dining room with a Scandinavian stove is set up for eight people. The adjoining kitchen is fully-equipped with glasses, crockery, pans, pots, cutlery, a fridge, freezer compartment, oven, electric stove, microwave, kettle, mixer, bread-cutting machine and coffee machine.



The holiday apartment above, the Zirbenstüberl, provides 80m² of living space for 11 people. It is also accessed at ground level and some rooms can also be accessed from outside from the terraces. It has four bedrooms and two bathrooms. The first bedroom for three people has a double bed (200cm wide) and a single bed (90cm wide), a sofa, a wardrobe, a TV and a terrace. The second bedroom for four people has two double beds (140cm wide), a sofa, a wardtobe, a Scandinavian stove and a TV. The third bedroom for two people provides a double bed (200cm wide) and a wardrobe. The fourth bedroom is for two people and is furnished with a double bed (140cm wide), a sofa, a wardrobe, cooking facilities, a TV, a Scandinavian stove and a terrace. The two bathrooms have a bath and a shower. There are also two toilets. The living and dining room is set up for 11 people. The kitchen is equipped with glasses, crockery, pots and pans, cutlery, a fridge, freezer, oven, electric stove, microwave, kettle, mixer, bread-cutting machine and coffee machine. The ground-floor apartment has three sun terraces, accessed directly from each of the bedrooms. You can feel nature in the rooms, whether you wake up to sunshine or snowflakes. You will love it. The upper apartment has a conservatory with a sun terrace and a little sauna hut outside. The site is fenced and there are five parking spaces right in front of the house. It is also possible to book each apartment separately, even just for a short break over a weekend for relaxing amidst nature. Pets are welcome. Free wireless Internet access is available. You can relax in the bordering forest, where a range of amenities awaits you, such as a grill area, a tent area with a teepee, a pond, a lawn for dogs, a children’s playground and places to relax. You have free access to all of this. Depending on your preferences, you can either find a peaceful retreat here, or lively entertainment with attractions nearby. Hiking trails start right from the holiday house. There are restaurant chalets nearby and lakes for swimming within 50 kilometres, as well as thermal baths in the vicinity. The towns of Klagenfurt or Graz are within an hour’s drive. It is 3km to the Klippitz ski resort with a summer toboggan run and a climbing garden. The centre of Bad St. Leonhard is 10km away. There are grocery shops 9km away and the nearest restaurant is just 400 metres away. You can also find several restaurants, a quad trail, a riding farm and many biking routes nearby.

    “Kein zweiter Besuch! Positiv: Grundsauberkeit im Haus, jedoch sanierungsbedürftig Negativ: Angekündigtes eingezäuntes Grundstück ist ein Netz wo die Hunde problemlos darüber gehen können.
    Hunde-Spelewiese: nicht vorhanden bzw. vom Nachbarn nicht gewünscht (nicht eingezäunt und nicht gemäht).
    Hunde dürfen lt. Hausordnung, welche 2 Std. vor Anreise gesendet wird am Grundstück nur an der Leine geführt werden.
    Strom: 50€ für 1 Wochenende —> Abzocke
    Internet: 20€ —> Abzocke (dies erwartet jeder Gast, dass dies im Preis inkludiert ist
    Musik hören im Garten ist verboten (Hausordnung).
    Hausmüll ist selbst zu entsorgen, obwohl 140€ Endreinogung bezahlt werden müssen.
    Garten ist mit alten Utensilien vollgestellt (Geländer,etc…)
    Badezimmer nur für schlanke & sportliche Leute geeignet.”

    “Danke für den Aufenthalt bei mir im Ferienhaus. Hundebesitzer sind bei mir herzlich willkommen, bin selbst Hundebesitzer... frei laufen lassen sollte man Hunde in ganz Österreich nicht im Wald... Grundstück ist komplett eingezäunt. Gebühren sind Bestandteil des Reisepreises und werden vor der Buchung angezeigt. Wir sind ein Familienferienhaus und keine "partylocation in den Bergen"”

    “Ligging dicht bij een ski station maar in de zomer weinig te doen. Altijd ongeveer 1u moeten rijden voor iets moois van uitstap te kunnen doen met de kinderen en honden.

    Supermarkt toch minstens 20 minuten rijden voor een klein supermarkt en 1u voor een grotere supermarkt.

    Dak was niet volledig dicht, het regent binnen en toen wij belde om eigenaar te verwittigen zei hij dat hij dat wist en hij is niet eens komen kijken. Raar.

    Alles was aanwezig, dat wel, maar alles is toch verouderd.

    Wij hebben de sauna gelukkig niet gebruikt want op het einde werd de eletriek berekend en wij moesten €200 betalen voor twee weken voor 8 personen en 1 baby. Ook waren wij meer weg voor een hele dag dan thuis en veel weg gaan eten. Super duur dus want wij hebben bijna niks van eletriek verbruikt.

    Voor mensen met honden LET OP!! De honden mogen niet buiten rond lopen want volgens eigenaar is de omheining niet veilig. Ook er is een regel: er mag geen lawaai gemaakt worden, honden mogen NIET blaffen ook niet, tussen 20u en 6u en ook tussen 12u en 15u . Als er lawaai wordt gemaakt wordt de politie onmiddellijk gebeld en er wordt een boete gegeven en het huis moet verlaten worden zonder terug betaling! Dus Echt op letten hiermee. Zeer moeilijke buren en eigenaar is ook niet de meeste vriendelijke mens.”

    “Jeder hat es schon erlebt, manche Gäste benehmen sich nicht wie Gäste! Fahren in den Urlaub und lassen 2 große aggressive Hunde bellend 12 Stunden alleine beim Ferienhaus zurück um dann ungestört Ausflüge zu unternehmen und wundern sich dann, dass die Nachbarn Angst haben um ihre Sicherheit. Trotzdem danke für den Besuch.”

    “Es war Perfekt.Schön,Ruhig.
    Wir kommen sicher noch einmal wieder Positiv: Ferien Wohnung war Sauber,und mit allem wichtigem Ausgestattet.Die Eigentümer Nett und zuvorkommend.Die Ruhe auf der Terasse und im Wintergarten,mit einem schönem Ausblick,haben wir sehr genossen. Wir haben uns sehr Wohlgefühlt in der Ferienwohnung.
    Bis zum Stadtzentrum waren es nur 10 min zu Fuß.Wo wir dann auf Entdeckungsreise gingen.Der Archäologische Park ,erreichte man auch in wenigen Minuten zu Fuß.Auch den Bahnhof (Wovon man nichts gehört und Mitbekommen hat.Es war eine Endhaltestelle )oder zum Einkaufen war es nicht weit.
    Xanten ist auf jeden Fall ein Besuch wert,Um alles zu Entdecken und genießen ,solte man sich wirklich schon Zeit mitbringen.Auch für Mit dem Rad kommt man gut überall hin,da die Radwege gut angelegt sind.
    Unsere Hunde ,haben sich auch sehr wohlgefühlt.Und Ihre Gassirunden genossen.Man brauchte nur aus die Tür gehen,und dann um die ecke.Und schon war genügend Möglichkeit den Hunden ihren Auslauf zu geben.Wir haben sie überall hin mitgenommen.Durften ja in fast allem mit rein.
    Wir können diese Ferien Wohnung nur wärmstens weiter Empfehlen.tolle Ausstattung ,Zentral gelegen; ruhige Lage,nicht weit zu den Sehenswürdigkeiten. Erholung pur.
    Und überall sehr Sauber gehalten. Negativ: alles war Perfekt”
