This charming villa in Menthon Saint-Bernard, close to Lake Annecy is just 700 m from the village centre and 1 km from the lakeside. It offers an ideal setting for water sports and scenic views of the castle and mountains.

The ground floor comprises a semi-open, fully equipped kitchen with terrace and garden access, a dining room, a spacious living area with an ethanol fireplace, large sofa, and breathtaking views. Additionally, there's a convertible office/bedroom and a shower room. On the first floor, the attic-style rooms include an air-conditioned games room and three more bedrooms.

The house is close to the centre of the village of Menthon Saint-Bernard on the sunny side of Lake Annecy.
