This newly built villa is located on the edge of a small Istrian village. It offers peace and tranquillity, yet is only a few minutes' drive from the beaches and tourist hotspots. On the ground floor there is a large living room and two en-suite bedrooms. Upstairs there are 2 further en-suite bedrooms. Outside there is a large private pool, covered dining area, sun loungers and private parking. This air-conditioned villa is surrounded by green meadows and forests.

On this property you can really experience Istria by participating in the production of local products yourself (pasta, bread, typical Istrian pastries, etc.).

With your child you can visit the farm (geese, goats, pigs, chickens, etc.) in the neighborhood of the villa.

You can also have freshly baked bread delivered.

The villa is situated in a quiet and private location just outside and yet a short walk from the village of Kringa. Kringa is located in the center of Istria, five kilometers south of Tinjan. The region is known for its cuisine and wines and there are many good restaurants nearby. The interior of Istria with mountain villages and beautiful landscapes is ideal for driving, cycling and hiking. The Adriatic coast and the famous tourist town of Porec, all Istrian beaches, are only a short drive away. Grocery store, a bar and an excellent tavern are within walking distance. You can also buy groceries directly from local traders.

The temperature of the heated pool depends on external factors, including weather conditions and therefore the water temperature cannot be guaranteed.
