Beautiful traditional stone villa with private garden and terrace in the middle of the most famous beaches in Istria; fully air-conditioned.


Location description :

The villa is located in a small Istrian village about 4 km away from the sea, 6 km away from well-known historical city Pula and 7 km away from the airport. Our holiday house is situated right in the middle of lower tip of the peninsula at almost equal distance (about 10-17 min car ride) from all most famous beaches of Istria- Pomer,Valkane & Verudela city beaches in Pula, Banjole, Pješčana Uvala, Medulin, Šišan, Ližnjan, Levan Island, Premantura, Fazana.The village is also a part of Pula’s city transportation network and, for those tired of driving a car, the local city bus station is right around the corner from the villa. Direct ride to the city center takes about 15 minutes, and 20 minutes to one of the best city beaches, Valkane. Right next to our city bus stop Valkane the new biggest shopping center of Istria 'Max City' has just opened. It is a large modern shopping center on three levels and in addition a large underground car park. The shopping center has many clothing stores, a large grocery store 'Plodine', a large German 'DM' pharmacy, a large food center, a few cafes and pastry shops and three cinemas. All this is right next to the city beach Valkane with its beach volleyball courts, tennis courts, an outdoor gym and a long promenade under the pine trees.


Grocery Shopping:

Fresh bread rolls are available in the small grocery store, ca.100 m away from the house. The nearest shopping center and Drive in McDonalds in Pula City Mall (Interspar and Kaufland) is about 5,5 km (ca 5 min. car ride). Fruit, vegetable, meat and fish market (local products) is located in the city center about 6,5 km (ca. 10 min car ride)

Our beautiful traditional stone villa is fully air-conditioned.

The villa is completely restaured and in the renovation of the stone house emphasis was placed on the preservation of traditional elements, which gives it a very pleasant atmosphere and has a special charm. The interior was renovated in 2020. Dog-friendly house and dog-friendly beaches - Max 3 dogs.

The spacious 104 m² living space of the house extends over two floors, air-conditioned in each room and has insect-screen door in the living room.

On the upper floor there are two bedrooms; each with an air conditioner and a ceiling fan and connected private bathroom with shower/WC.

The spacious 50m² ground floor is an open kitchen and an open dining and living area next to which there is a toilet/basin room with washing machine. The view into the green garden underlines the wonderful atmosphere of the house.

ensuite bathroom 1 with shower and a toilet, hair dryer.

The house has two separate, comfortable bedrooms on the upper floor, each with air conditioning and private bathroom, which makes it suitable for two families/couples.



On the 390 m² plot is a small fenced garden with sun loungers, outdoor shower, children's swing, outdoor fireplace with barbecue and a 35m² covered terrace with stylish seating area. Free parinking on premises as well as a public parking behind the house.

Your hostess will be Mrs. Bosiljka; also available on the Viber app (+385 98530410). Ms. Bosiljka speaks only Croatian, but we will be available to you at any time via Viber/e-mail to assist you in case of need.

• Fresh milk, cheese and eggs are available daily on request from local farmers



Excursion possibilities:

  • MILES OF NATURAL BEACHES between Šišan (4 km from our holiday house) and Ližnjan are the best place for cycling and diving in Istria. One of the top locations for cycling and diving in Istria. These beaches are also perfect for dogs!


  • HIKING TRAILS: The village is surrounded by the fields and pine and oak forests; just about 100m from the house there are numerous hiking/biking trails.

  • HUNTING: For passionate hunters, the village is conveniently located in the middle of the large hunting areas of Istria. Here you will find the most important game species such as: Eurasian woodcock, pheasant, wild boar, ordinary rabbit and roe.We are more than happy to connect you to the Istria Hunting Association and assist you in obtaining a hunting license and to arrange everything you need on site.


  • THE BEAUTY OF ISTRIA: This heart-shaped peninsula, lies in the scenic diversity. The longest distance between any two points within the peninsula is less than 100 km.

    “Positiv: Das Haus ist zwar ein wenig ausserhalb und man ist auf das Auto angewiesen,trotzdem sind viele Strände und Ausflugsziele schnell erreicht. Gemütliche kleine Steinvilla in der man sich ganz schnell Zuhause fühlen kann.
    Der überdachte Sitzplatz läd zum Abendlichen sitzen ein.
    In allen Zimmer Klimaanlagen, und schöne Badezimmer. Negativ: Was ich leider bemängeln muss ist, die Küche ist ein wenig sperrlich eingerichtet. Kein Backofen, kein Nudelsieb , keine Eierbecher, wenig Gläser Usw.
    Der Kinderpool ist ein winziges Babyplanschbecken.
    Das Haus ist eher für 5 Personen geeignet, da das Schlafsofa sehr ungemütlich ist. Ausflüge: Die Bootstour mit Milosch - Tagesausflüge auf dem Boot von Milosch ist das Geld echt wert . Man fährt von Pula zu einem Naturschutzgebiet wo man anschliessend baden kan. die kleine Insel läd richtig ein zum spazieren und erforschen. Das Essen auf dem Schiff und die Getränke sind richtig lecker.”

    “Insgesamt ein tolles Haus, um zu relaxen und als Standort für Ausflüge in die Umgebung. Positiv: - schönes, großzügiges Haus
    - freundliche Ansprechpartnerin/ Haushälterin vor Ort, verspätete Ankunft in der Nacht kein Problem gewesen
    - Klimaanlage im EG
    - die Lage ist zwar nicht direkt an der Küste, dafür aber ein guter Standort für Erkundungen nach Pula, die Südspitze Istriens sowie West- und Ostküste
    - Flughafennähe > keine Probleme mit Fluglärm in Jadreski
    - kleiner Market/ Laden im Ort Negativ: - "nur" Ventilatoren in den Schlafzimmern im OG > wird sehr warm im Sommer
    - W-Lan nicht stabil bzw. teilweise langsam
    - die Fauna, die ab und an ins Haus gelangt...”
