Children will enjoy exploring the large enclosed garden, pool table and cinema room, with games console, whilst parents enjoy al fresco dining with the use of the pizza oven or the bubbles of the Jacuzzi *hot tub.

Inside, the house is finished to a beautifully high standard, you will discover a SKY Q Multiroom TV with sports and Netflix and a pool table. Ladywell makes the perfect place to dine and enjoy long leisurely meals made easy with the well equipped kitchen to cook up a culinary masterpiece and the dining room comfortably seats twelve so you can gather the group for that catch up dinner at last.

For those days that are all about the beach enjoy a leisurely short stroll along the footpath to Croyde beach, that offers great surfing opportunities and time to unwind before returning home to relax. PROPERTY
Living room provides comfortable leather seating with log burner and a large flat screen SKY TV (sky package plus sports) Features include; Netflix movies with log in supplied, DVD player, selection of books, DVDS and iPod dock. French doors lead out onto the decked terrace and garden. Doors at the other end of the living room lead to the sunny L shaped conservatory with additional seating, board games and a large football table.

Open plan kitchen, breakfast/dining room is well equipped for a large family and offers; 2 electric ovens, ceramic hob, dishwasher, DAB radio, toaster, coffee machine and large fridge. The centre island is a breakfast bar with 4 bar stools and opens into a beach themed dining room with large table and seating for 12.

The utility room houses an under counter freezer, washing machine, tumble dryer and additional sink. Separate W.C and washbasin.

The TV room with a large blue corner sofa, LCD flat screen TV with a DVD player and a Wii console with games and board games!

• Bedroom Six - Superking sized bed (Twin on request) located on the ground floor. En-suite shower room with WC and washbasin.

OUTSIDE SPACE
Large enclosed lawned garden which wraps around the side of the property with well-maintained shrubs and flowers. Enjoy 2 decked terraces with a selection of tables, chairs and sun loungers for 'al-fresco' dining with a built in BBQ or try your pizza skills with the brick built pizza oven!

An outside shower for washing off after a day spent at the beach and storage for boards/bikes.For those more lazy afternoons relax in the jacuzzi hot tub*!

HIGHLIGHTED FEATURE:
Specially adapted for wheelchair users and benefits from having a ground floor bedroom with twin or king-size bed on request and shower room.

PROPERTY NOTES:
• Driveway parking for 4 cars
• Hot tub not to be used after 10.30 PM
• We regret we are unable to accept bookings that are; all adult groups under 23 years of age.
• To comply with Health & Safety hot tubs are emptied and re-filled. Therefore, we are unable to provide any guarantees that the hot tub will be up to full working temperature until the morning after arrival.
• We would respectfully ask that dog(s) are not permitted on furniture, in bedrooms, left unattended nor to cause a disturbance to neighbours.

BOOKING DETAILS:
It is not possible to add extras when booking via an advertising channel like this one, therefore the costs of any extras will not be included within the price shown, these must be requested at the time of booking and paid for directly with Croyde Holidays Agency.

By making a booking via this channel we will require some extra booking details from you, this will be requested via email at the time of booking in order for us to finalize your provisional booking request.

HOLIDAY EXTRAS
• Pet Charge - £30 per dog per week/short break (Max 4)
• Hot Tub Usage - £165 (4-7 nights)
• Hot Tub Usage - £120 (short breaks 2-3 nights)
• Late Departure (6pm) - £120 (short breaks departing on a Sunday)
• Twin Beds - Request ground floor king into twin beds
Guest will be refunded the full amount of the booking fees (minus our Fees) if (s)he cancels the booking up to 2 months prior to his/her arrival day (check-in) to Host’s accommodation.
Guest will be refunded 50% of the booking fees (minus our fees), if (s)he cancels the booking up to 1 month prior to his/her arrival (check-in) top Host’s accommodation.
All cancellations must take place by 12:00 (midday) according to the Central European Time (CET), on the appropriate day.
